FYI, they’ll tell you everything free upfront but they are price gouging the fees that will rack up to make up for the slick front. How you would normally just pay the $400 one time deposit at an apartment, they have you paying a continuous monthly payment the entire time you’re here so that it amounts to more money for them. This isn’t about running ethical housing, this is about money making. And all these complexes are just getting worse because of the real estate and business practice, they’ve conglomerized and aren’t even based in state for this entity. It’s really gross. If you need something here you really gotta work them, they’ll just bank on you not acting. The units are decent but it’s overcharging for me. Lived in a lot of places in Dallas and this is on par same prices when it’s suppose to be cheaper cost of living. That’s business taking advantage of widespread deception. Costs aren’t justified, they’re cuz they can… Rather. Sad…
Do not rent here! Lived here nearly 5 years. Constantly had issues were they claimed I didn’t pay rent or on time. I always had my receipts, and emails of communication. After year 3, suddenly had an eviction note at my door. As anyone would, I called and questioned what this was about. I never received an answer besides “I’m not at liberty to say”. My rent was paid, so what is the issue? Gave me 16 days. They forced me to sign a new lease in their renovated unit. After I signed, suddenly my previous payments were found. This made no sense of how I was able to sign a new lease with past due balance in the first place. My rent heavily increased $600 without utilities. The renovated units are not what is displayed on their website or what is being paid for. No dishwasher, no garbage disposal, and the amenities that “is included” such as onsite washer and dryers that haven’t worked in 2.5 years. Pool has been closed off before I moved in nearly 5 years ago. With all this, a year later, same scam happened to were they claimed I didn’t pay when I did. With out any communication to me, my rent increased again, to 1,251 without utilities. Rent online for my specified unit was 950ish at the time. Not only this, there is numerous hidden fees such as camera fee, security fee, maintenance fee, and fees that don’t even have a title to it. Rent that would be posted on my door never matched what I paid online. My rent somehow was always $1,550+ which I unfortunately had no choice to pay because I’m low income and don’t have means of transportation. They abuse their tenants with their scams. That’s because it is.
The Maintenance employee, Lawrence Gibalza, might of misspelt last name, is a very cool guy who works really hard and trying to make people feel welcomed. Not one day I don’t see this man work his tail end off at anytime of the day. Yet he can only do so much as one person. I respect that man for who he is. Just like we all have. Thank you Lawrence
River Rock and CMS (management) HAS BEEN COMPLETELY AWFUL!!!!! Claim I never made my final payment (I even have receipts showing I paid), then refused to communicate with me and then sent me to collections. I called, emailed, and even stopped at the office multiple times to talk to them. They never responded to calls and emails and the office staff told me they are not allowed to handle money stuff.
The reason I moved out was because they don’t do anything about peoplel leaving pet waste all over, and the whole complex is infested with roaches.
Terrible management. I’ve been with them for a few years until recently they went under new management and started kicking most of their tenets out, including me. They refuse to renew leases or even give a straight answer as to why. “It’s just what the new manager said” They only gave us 30 days to move or get evicted. Don’t waste your time and money with this complex or any of their other complexes.
The maintenance guys definitely come in clutch. They get the job done fast and correct, I definitely appreciate it.
